Métis Down Payment Assistance: What Alberta Homebuyers Need to Know
Could a Métis homeownership program help with your down payment?
For many first-time homebuyers, saving enough for a down payment can be one of the biggest hurdles to purchasing a home. For eligible Métis citizens in Alberta, the Métis Capital Housing Corporation (MCHC) Down Payment Assistance Program may provide valuable support toward the purchase of a primary residence.
Even more importantly, we now have additional lender partners who will consider eligible grants and forgivable loans provided through First Nations and Métis homeownership programs when structuring insured mortgage transactions. This can open the door to homeownership for buyers who may have previously struggled to meet their down payment requirements.
What Is the Métis Down Payment Assistance Program?
The MCHC Down Payment Assistance Program is designed to help eligible Métis citizens in Alberta purchase a home by providing financial assistance toward their down payment.
Eligible applicants can receive a forgivable loan of up to 5% of the home's purchase price, to a maximum of $20,000. The funds are intended to help with the minimum down payment required to purchase a primary residence.
For example:
A $300,000 home could potentially qualify for up to $15,000
A $400,000 home could potentially qualify for up to $20,000
A $500,000 home would still be capped at the $20,000 maximum
Who May Qualify?
The program has specific eligibility requirements. According to MCHC, applicants must generally:
Be a citizen of the Otipemisiwak Métis Government within Alberta (formerly the Métis Nation of Alberta)
Have a total annual household income of $150,000 or less
Be purchasing the home as their primary residence
Qualify for a mortgage with a major bank or financial institution
Not currently own a home or have owned a home within the previous three years
Not have previously received assistance through this particular program
Applicants also need to have a mortgage pre-approval as part of the application process.
How Does the Forgivable Loan Work?
One of the most important aspects of the program is that the assistance can be forgiven after five years, provided the program's conditions are met.
MCHC registers a caveat on the property as part of the funding agreement. If the homeowner remains in the home for the required five-year period, the funding is forgiven and the caveat is removed.
If the homeowner sells the property or moves out before the five years are complete, repayment requirements may apply. MCHC states that a prorated portion of the funding, plus 6% interest, may be required in those circumstances.
Can the Assistance Be Used With an Insured Mortgage?
This is where having the right mortgage professional can make a significant difference.
Not every lender treats down payment assistance programs the same way. We now have more lender partners who will consider eligible funding from Métis and First Nations homeownership programs in insured mortgage transactions.
That means eligible buyers may have additional mortgage options available to them when using approved down payment assistance.
However, the grant or forgivable loan must meet the lender's requirements, and the overall mortgage application still needs to meet the insurer and lender's qualification guidelines.
Planning to Buy? Start Preparing Early
The MCHC program is funding-dependent and applications may be limited. The program's website currently shows the Down Payment Assistance Program as closed, following its closure on July 22, 2026. MCHC has advised that the program will reopen when additional funding is secured, but a specific reopening date has not yet been announced.
If you think you may qualify, this is a good time to get prepared.
Having your documentation ready and understanding how much you may qualify for can put you in a much stronger position when the program becomes available again.
